Pukemokimoki
In the heart of Napier’s Inner Harbour, where Carlyle and Thackeray Streets now stand, once rose a prominent hill known as Pukemokimoki – “the hill of the mokimoki fern.” Pukemokimoki was almost an island, washed on three sides by harbour waters, and holds profound significance for Ngāti Pārau and the wider Ahuriri hapū, representing not just a strategic stronghold, but a place where culture, nature, and whakapapa intertwined in the most beautiful way. This tradition continues with the development of 24 apartments on the fringe of the Napier CBD.
Pukemokimoki is being led by a joint venture established by Mana Ahuriri Holdings with Hāpai Housing. The joint venture brings together the strategic levers of mana whenua (endowments and long-term outlook) with the expertise and scale of Hāpai Housing to unlock this site for the delivery of community rental housing.
The apartments are designed with a strong focus on sustainability and urban living. Including energy and water efficient appliances with onsite solar generation to reduce consumption and lower resident utility costs, minimised waste through effective waste management and recycling, secure storage for bikes to encourage sustainable modes of transport, and native and fruit bearing trees and green fences to improve local biodiversity and air quality.
We are partnering with Ka Uruora Te Matau-a-Māui to deliver community rental, with wraparound support to assist whānau on their housing journey.
